Calculator Methodology
How MortgageWise estimates payments, payoff timelines, and planning scenarios.
What the calculators do
MortgageWise helps visitors explore scenarios before speaking with a lender or counselor. Results are not loan offers, approvals, or personalized financial advice.
Mortgage calculations
Fixed-rate principal-and-interest estimates use the standard amortization formula. Taxes, insurance, HOA dues, PMI, closing costs, maintenance, and other expenses are separate inputs or planning assumptions.
Debt calculations
Debt tools estimate monthly interest and principal reduction from the balance, APR, payment, and extra payment supplied. Actual statements may include daily interest, fees, variable rates, capitalization, or special rules.
Why results differ
- Lenders use verified income, credit, property, loan-program, and underwriting data.
- Rates, fees, taxes, and insurance vary by borrower and location.
- Rounding and payment timing can change an amortization schedule.

Calculator inputs are processed in the browser and MortgageWise does not save calculator values on its servers. Report unclear assumptions through the Contact page.
